Lot 7 – Property, Pricing & Building Terms
The information provided here is intended to help prospective buyers explore Lot 7, its existing equestrian improvements, and the option to construct a future custom residence with F & R Development. Property information, pricing, imagery, improvement details, potential future construction concepts, timelines, and other project information are subject to change and must be confirmed through fully executed written agreements.
1. Property Offering & Asking Price
The current asking price for Lot 7 is $1,775,000.
The asking price is for Lot 7 and the existing improvements located on the property. It does not include the design or construction of a future residence or other new improvements unless expressly stated in a fully executed written agreement.
The advertised asking price does not constitute a binding offer, guaranteed sale price, construction quote, or construction contract. Final terms of sale will be established through a fully executed purchase agreement.
2. No Requirement to Build
Lot 7 is not being offered as a required build-to-suit property. A purchaser may acquire the property without constructing a residence and may continue to own and use the property for equestrian, recreational, or other legally permitted purposes, subject to applicable zoning, recorded covenants and restrictions, and other governmental or community requirements.
There is no required construction start date associated with the purchase of Lot 7 unless otherwise established in a fully executed written agreement.
3. Existing Equestrian Improvements
Lot 7 is being marketed as an existing equestrian property. Photographs, descriptions, measurements, acreage, building information, riding facilities, fencing, site features, and other property information are provided for general marketing and informational purposes only.
Prospective buyers should independently verify any property feature, improvement, acreage, permitted use, zoning classification, condition, utility information, or other item that is material to their purchase decision.
4. No Pre-Selected Home Plans
There are no pre-selected, required, or included home plans associated with Lot 7.
Any home imagery, renderings, floor plans, photographs of completed homes, or design inspiration shown in connection with Lot 7 is intended only to demonstrate potential design possibilities and the custom-building capabilities of F & R Development. Such materials do not represent a home that is included in the $1,775,000 asking price.
5. F & R Development Exclusive Builder Requirement
Although there is no requirement to build, if the purchaser elects to construct a residence on Lot 7, F & R Development must serve as the builder.
Any future residence will be treated as a separate custom construction project. The design, scope of work, specifications, allowances, pricing, payment schedule, construction schedule, and responsibilities of the parties will be established through a separate, fully executed construction agreement with F & R Development.
6. Future Home Design & Approvals
Because Lot 7 does not have a pre-selected home design, any future residence may be custom designed in collaboration with F & R Development, subject to all applicable requirements, including:
Recorded covenants and restrictions, commonly referred to as the “C&Rs”
Dakota Springs architectural standards and guidelines, if applicable
Dakota Springs Architectural Review Board requirements, if applicable
Site conditions and topography
Engineering and structural requirements
Applicable building codes
Zoning requirements
Permitting requirements
Well and septic requirements
Other governmental or regulatory requirements
No conceptual plan, rendering, sketch, floor plan, or preliminary design should be considered approved for construction until all required reviews and approvals have been completed.
7. Future Construction Pricing
The $1,775,000 asking price does not include future home construction.
If a purchaser elects to build, construction pricing will be established separately based on the final design and project requirements. Factors affecting future construction pricing may include:
Final home design and square footage
Architectural modifications and custom design requests
Site development
Clearing and excavation
Grading
Foundation and structural requirements
Utility installation
Well and septic requirements
Surveys, soil evaluations, and engineering
Permitting and governmental review
Material and labor costs
Interior and exterior finishes
Cabinetry and millwork
Appliances, fixtures, and equipment
Buyer selections and allowances
Landscaping and exterior improvements
Driveways
Patios, porches, and outdoor living areas
Pools, accessory structures, and other optional improvements
Unforeseen site conditions
Market conditions at the time of design and construction
A final construction price will be established only after the applicable plans, site requirements, engineering, specifications, allowances, and finish schedule have been completed and approved.
8. Plans, Renderings & Photography Disclaimer
Renderings, photographs, videos, floor plans, conceptual site plans, and other visual materials are provided for illustrative, conceptual, and planning purposes only.
Images may depict homes constructed in other locations, customized plans, upgraded materials and finishes, furnishings, mature landscaping, pools, patios, outdoor living features, or other improvements that do not currently exist on Lot 7 and are not included in the asking price.
Photographs of completed F & R Development projects are intended to demonstrate examples of craftsmanship, design capabilities, and previous work. They do not represent a promise that the same materials, layouts, finishes, landscaping, or features will be included in any future residence constructed on Lot 7.
9. Square Footage, Dimensions & Property Information
All acreage, square footage, building dimensions, room dimensions, boundary depictions, and other measurements shown in marketing materials are approximate unless confirmed by an applicable survey, recorded document, or final construction document.
Prospective buyers should independently verify all measurements and property information that are important to their purchase decision.
10. Site Conditions & Future Development Costs
Conditions affecting future construction may not be fully known until surveys, soil evaluations, engineering, clearing, excavation, or other site work has been completed.
Additional construction costs may result from rock, unsuitable soils, groundwater, drainage or stormwater-management requirements, grading, retaining walls, erosion and sediment-control requirements, utility extensions, well or septic modifications, clearing, foundation modifications, or requirements imposed by governmental agencies, engineers, or reviewing authorities.
Any such costs associated with future construction will be addressed in the applicable construction agreement or written change order.
11. Materials, Products, Allowances & Buyer Selections
If a future residence is constructed, materials, appliances, fixtures, equipment, finishes, allowances, and buyer selections will be identified in the applicable construction agreement.
Products are subject to availability, and substitutions of comparable quality, function, and design may be necessary due to discontinuation, delays, availability, code requirements, or construction practicality. Natural materials may vary in color, grain, pattern, texture, and appearance.
12. Future Construction Schedule
Any future design, permitting, construction-start, or completion date is an estimate only unless expressly stated otherwise in a fully executed construction agreement.
Construction schedules may be affected by weather, permitting and governmental review, architectural approvals, labor availability, material availability, supply-chain conditions, utility coordination, inspections, buyer selections or changes, unforeseen site conditions, and other events outside the builder’s reasonable control.
13. Availability & Changes
Property availability, asking price, marketing information, future design concepts, construction pricing, specifications, promotions, and construction capacity may change without notice.
F & R Development may modify or withdraw any estimate, design concept, promotion, or offering at any time before a binding agreement has been fully executed.
14. Financing, Taxes & Third-Party Costs
Unless expressly stated in a fully executed agreement, the asking price does not include financing costs, lender fees, appraisal fees, closing costs, transfer or recordation taxes, recording fees, title insurance, legal fees, homeowners’ association fees, utility usage charges, or other third-party expenses.
Buyers are responsible for confirming financing eligibility and obtaining independent information regarding taxes, insurance, lending requirements, closing costs, and other expenses. F & R Development does not guarantee financing approval, interest rates, appraised value, or future property value.
15. Buyer Representation & Realtor Compensation
If a buyer elects to use a real estate agent, broker, or other buyer representative in connection with the purchase of Lot 7, the buyer is solely responsible for any commission, fee, or other compensation owed to that representative, unless F & R Development expressly agrees otherwise in a fully executed written agreement.
16. Third-Party Information & Professional Advice
Information obtained from governmental records, utility providers, engineers, architects, surveyors, vendors, real estate sources, or other third parties is believed to be reliable but is not guaranteed.

17. No Binding Agreement

The final terms governing the purchase of Lot 7 will be established through a fully executed land purchase agreement. If the purchaser later elects to build, the final pricing, specifications, allowances, scope of work, schedule, warranties, and construction obligations will be established through a separate fully executed construction agreement with F & R Development.
In the event of any inconsistency between website or marketing materials and a fully executed agreement, the executed agreement will control.
